We determine what trades will be needed in terms of Architect, Design, Purchasing, installation and General Contractor.

We provide a live budget throughout the project. We adhering to the owner’s budget making adjustments as needed to fit the budget and satisfy brand requirements. We can also both provide FF&E Financing and program the renovation based on the owner’s cash flow from operations and outside sources.

For smaller projects, we will provide in-house Design, Purchasing and Project Management supervision sub-contractors to save you money and speed completion timeframe. For larger projects, we will obtain the most cost-efficient and time sensitive team.

We conduct brand negotiations to secure waivers and deadline extensions that protect budgets while aligning investments with customer needs and revenue growth, and ensure all project work meets brand requirements and receives approval before commencement.

We coordinate with hotel operations to minimize guest disruption and revenue displacement during construction, ensure contractors are properly licensed and insured and perform work to required specifications. We administer draw approvals, payments, and lien waivers.

We will provide all as built drawings, product warranties, lien waivers and close out project documents with franchiser, lender and provide final project accounting for ownership.
